Damside Cottage is a charming semi-detached, stone-built, single-storey house dated 1822, with Gothic arched front windows and a later rear extension; it is grade C listed for the front elevation. The cottage faces south and has two bedrooms, a large sitting room, study, L-shaped kitchen, modern bathroom and large back porch. The full-width loft has been floored, lined with wood and insulating material, and fitted with Velux windows, and is reached by a fixed ladder from the second bedroom which is currently used as a dining room.
Most of the windows are double-glazed and there is mains-gas central heating; the boiler was replaced in 2010 with an efficient combi-condensing boiler. The flat roof on the rear extension was re-covered with fibreglass in 2005.
There is plenty of scope to enlarge/extend the house: previous owners had planning permission to do so, though they never went ahead with the project, and the next-door neighbour extended her house in 2010.
The cottage has approximately 3/4 acre of garden with two sheds, a greenhouse, a pond and a rose-covered trellis that echoes the shape of the Gothic windows. There are flower-beds and shrubs, two areas of soft fruit bushes and an assortment of fruit and nut trees; the remainder of the area is grassed. The gravel driveway at the side of the house has a good sturdy gate and room for a large estate car, and there is space for another car off-road in front of the house. A mill-lade runs along the north edge of the garden (the dam of Damside is across a field from the house and served a linen mill on the outskirts of Friockheim).
The cottage lies between Guthrie and Friockheim in the heart of rural Angus; it’s on the A932 so there’s no problem with getting snowed in! Local services are excellent. Friockheim, 1 mile away, has a primary school, health centre, chemist, Co-op, and newspaper shop. Letham, 4 miles away, has a Post Office/Spar, a hardware store, a baker’s and, of course, the famous craft shop.
The house is 7 miles from Lunan Bay, with easy access to Forfar (9 miles), Montrose (11 miles), Brechin (9 miles) and Arbroath (6 miles). An hourly bus service between Forfar and Arbroath stops by request in front of the house; the bus to Brechin can be picked up in Friockheim. There are train stations in both Arbroath and Montrose, on the Edinburgh-Dundee-Aberdeen line.
Damside Cottage is being sold so that Charlotte can buy a disused local school to convert to a house. The neighbours are very friendly, and she’s lived there for 13 happy years. She hopes whoever buys the cottage will enjoy it just as much.
